Our Managed Property Letting Service for Landlords

Changinghomes.com is a specialist Property Management and Letting Agency with an established and proven web site in Changinghomes.com. Using the latest technology, Changinghomes.com offers Landlords and Tenants 24 hour visibility of property to rent. Our experienced staff work a flexible viewing system operating seven days a week from 9am to 9pm. Changinghomes aims to provide an in-depth, personal service for Landlords and Tenants. We go the extra mile.

Full Management Service

This is a service designed for:

  • Landlords moving abroad
  • Landlords who do not live in close proximity to their rented properties
  • Landlords who require their rented properties to be monitored regularly, maintained and rent collected

The service includes:

Evaluation

  • A Changinghomes manager will visit your property for rent to offer a free appraisal, information and advice on optimising the rental potential of your property
  • Advertising and marketing of your property on our searchable website www.changinghomes.com and major property portals like www.rightmove.com
  • Option of adding a virtual tour to your property profile
  • Option of a 'To Let' board assigned to your property where appropriate
  • Advice on presentation and furnishing of your property
  • Advice on your responsibilities as a landlord

Introduction of tenants

  • Accompanied viewings seven days a week within the hours of 8am to 9pm
  • Obtain tenants' references to include, where appropriate, confirmation of full time employment, job title and salary commensurate with the level of rent, previous landlord reference, character reference, proof of current address i.e a utility bill, National Insurance number, copy of passport details, guarantor. We credit reference through Endsleigh / Experian. [Please note that although we endeavour to ensure that the tenant is suitable, we cannot guarantee the suitability]
  • Preparation of the Tenancy Agreement
  • Preparation of the Inventory and Schedule of Condition excluding lofts and inaccessible areas
  • Accompanied Move In Service, Check Inventory and Schedule of Condition with the Tenant (s), meter reading and transfer of the utility providers and Council Tax into the tenant (s) name
  • Collection of deposit and first month's rent from tenant. The Deposit will be registered in either the MyDeposit Scheme or the DPS and the tenant will be informed in writing of the details of the destination of their deposit. All insured monies for the MyDeposit Scheme are held in the Changinghomes UK Ltd Tenant Deposit Account

Managing Tenancy

  • Receive rental payments monthly in advance, detailed statements sent to Landlord by email attachment and paid to the Landlord in a timely fashion
  • Issuing rent demands for late payments and notifying you as appropriate of rent arrears
  • Responsibility for the day to day management of your property which may involve arranging for general repairs or maintenance to be carried out, subject to the agreed limit. Emergency work, such as water ingress, will be acted upon by Changinghomes as soon as the matter comes to our attention. We will attempt to contact to the Landlord when the emergency occurs but if we fail to make contact with the Landlord we will act without the Landlord's express consent to address the emergency
  • The cost of repairs is normally deducted from the rental income. For work which is beyond the day to day budget quotes are obtained to be signed off by the Landlord before work is commenced.
  • Periodic inspection visits and feed -back report programme to Landlord.

End of Tenancy

  • At the end of the tenancy we check the inventory and/or schedule of condition to assess whether the property is, in our opinion, in acceptable condition, subject to fair wear and tear. If appropriate we will negotiate any necessary deductions from the deposit to cover the tenants share of the costs of repair or replacement
  • Organise return of the deposit to the Tenant at the end of the tenancy provided that the tenant has in our opinion complied with the terms of the tenancy and the condition of the property is satisfactory. If you or your representative(s) wish to inspect the property before we agree the condition with and/or return the deposit to the tenant, you must do so the day after the tenant vacates the property and inform us before the tenancy termination date of your intention to do so. Strict legal deadlines for resolving Tenants' deposits apply
  • When a tenant gives written notice to end the tenancy Changinghomes will enquire if the Landlord wishes the property to be re-let. If the answer is yes, Changinghomes will immediately market the property for Let to optimise the prospect of the rental return on the property

You will then be responsible for lodging the deposit with your chosen Government-approved scheme and issuing the tenant with the Prescribed Information as specified in the Housing Act 2004

  • When a tenant gives written notice to end the tenancy Changinghomes will enquire if the Landlord wishes the property to be re-let. If the answer is yes, Changinghomes will immediately market the property for Let to optimise the prospect of the rental return on the property
